What you’re saying sounds good to me. Tell me are you looking only as an investor owner/operator of apartment complexes or are you looking for private funding to make these investments or both? How many units are you looking to acquire for each complex?

That’s right paul. Banks report 30 days late, 90+ and still accruing and non-accrual. Credit unions report by the number of months.

I am looking to replace my income stream by brokering for a while and then acquiring … I am hoping that this program would work for me in about 90 days; and l look forward to learning this system with great anticipation. I will be looking at MD an TX banks. I am open to comments about the markets I chose.

Yolanda, 90 days would mean a massive effort on your part. I’m typically seeing more like 6-18 months depending on your effort and skill

Mr Palombo, when you mentioned to Yolanda that 90 days would take a massive effort, please define what your idea of massive would be. The reason I ask is because If what you are saying is doable, I will put in the time. Wouldn’t you agree that it depends on the level of desire and sacrifice such as time, financial resources, etc.that one would be willing to initiate? Thank you.

Agree with the above quite a bit. It’s all about the desire, time, and dedication you put in. Some banks may take 3, 4, 5, or more times of picking up the phone and contacting them before they decide to work with you. Persistence is huge. Deals don’t happen over night in this industry. Cultivating relationships takes time and that’s how deals get done.
