Private Mortgage Notes as Investments
Private mortgage notes can be very profitable for savvy investors. When you buy a private mortgage note you become the bank for the owner of the property. You collect loan payments from the borrower. Private mortgage note investments can be very attractive because you receive a regular income stream with none of the hassles of rental property ownership and at the same time you have the benefit of having your investment secured by, typically a senior, debt position in the property.
The best of both worlds.
Typically a private mortgage note is created when a seller "carries back" some of the purchase price of their property in the form of a "note". When a seller takes a private mortgage note it's also referred to as the seller "taking paper". A private mortgage note is created typically through "seller financing" of a property.
