With time Jay says you can definitely make lemonade out of lemons. From 1990 to 2008 Tenenbaum ran a legal practice. As we all know the world got rocked and changed life for many in 2008. It was then that he moved into buying liens backed by real estate from 2009 to 2012.

In 2013 Jay leapt into being a serious mortgage note investor. He scaled from starting out with just 3 notes, to 20, to acquiring 100 in 2015. AZP Capital now specializes in acquiring non-performing loans, 1st trust deeds, mortgages, and REOs, and converting them into passive income producing assets for other investors, using a variety of exit strategies.
