My Ideal transaction would consist of NPL RESI asset(s) (one-offs/ or Bulk) located in Michigan and/or Florida. The assets would be in the $50,000-$350,000/ in UPB/per asset. The assets would preferably already have BPO/O&E already pulled and the seller has title to assets (or understands what must be completed to correct title issues). The assets would have a min. BPO value of $30K, Would prefer if original collateral files were included in the trade (but not deal breaker). Would also prefer if assets have NOT been worked in 6-12 months. Will work with brokers, but will ultimately have to be in direct contact with seller(s) during the transaction. Litigation files are our company specialty, and will consider looking at all that fall under the guidelines stated above. Owner-occupied and/or non-owner occupied assets, ok. Very interested in building long-term trading relationships with all sellers and buyers that I deal with an emphasis on mutually assisting each party’s success in this market.
